EQUIPMENT

MDC has, over the years, accumulated a large complement of heavy equipment, which enables it to pursue horizontal and other construction projects simultaneously. In order to satisfy the company’s various commitments, MDC believes that it is necessary to establish a vast resource of equipment and a rich experience in operation and maintenance.

It has 379 units of construction and heavy equipment in its fleet with an average age of 10 years.  The current fleet includes a Gomaco paver, which can pave an area of 5 linear meters per minute with 1 to 2 inches slump concrete and a power curber that can pave 3 linear meter of curb and gutter, sidewalk and barrier per minute with consist finish.

MDC is also equipped with a laboratory facility, accredited by the Bureau of Research and Standard, to ensure the quality of its concrete products.

The Company has made good progress in Equipment Refleeting Program which primary purpose is to continuously upgrade its equipment, facility and technology for higher productivity and reduction on key elemental costs.

CONCRETE PRODUCTS

MDC has five batching plants of which four are strategically located at the following locations:

(i)Fort Bonifacio Taguig Plant, which caters to the requirements of Metro Manila Projects.  It is an Oru Batch Plant that has a capacity of 60 cu.m/hr, with 1 cu.m. capacity pan mixer and fully computerized control.  It is backed-up by 375 KVA generator with automatic transfer switch. The plant was able to do monolithic pouring of 5,500 cu.m. of concrete in 48 hours for the mat foundation of the The Residences at Greenbelt project.

(ii)San Felix, Sto. Tomas Batangas Plant, will cater to  the concrete requirements of the South projects like Nuvali, Ayala Greenfield Estates and the other Lipa projects of Avida Land, Inc. (“Avida”), a wholly -owned subsidiary of ALI.  It is also an Oru Batch Plant that has a capacity of 120 cu.m./hr. with 3 cu.m. capacity twin shaft central mixer and fully computerized control. A 375 KVA generator with automatic transfer switch also backs it up.

(iii)Laguna Technopark Sta. Rosa Laguna Plant caters to all the Laguna Technopark and Laguna Projects such as Ayala Westgrove Heights, and Verdana Homes Mamplasan.  It also serves as back-up plant for San Felix Plant.  It has a capacity of 45 cu.m./hr with 1 cu.m. capacity pan mixer and backed up by a 160 KVA generator with automatic transfer switch.

(iv)Bldg. 5 Pesala, Las Piñas Plant caters the concrete requirements of Cavite Projects such as Avida’s Sta. Catalina and Sta. Cecilia house-and lot subdivision projects, and the Ayala Southvale Sonera Project.  The plant has a capacity of 40 cu.m/hr with 0.75 cu.m. capacity pan mixer.  A 160 KVA generator with automatic transfer switch also backs it up.

MDC is currently installing another batch plant at Peterbilt Compound, Veterans Center Taguig City, to serve projects in Makati, Bonifacio Global City and other incoming projects.  This is an Oru Batch Plant that has a capacity of 120 cu.m./hr. with 3 cu.m. capacity twin shaft central mixer and fully computerized control. A 375 KVA generator with automatic transfer switch also backs it up. The plant is expected to operate on the last quarter of 2007.

The plants are supported with thirty-seven (37) Kenworth, Hyundai and Volvo Transit Mixers each with a 6 - 7 cu.m. capacity, two (2) Pumpcrete with 90 cu.m./hr. capacity, two (2) Concrete Placing Boom and two (2) Stationary Pump which can pump 90 cu.m. concrete in an hour.
 
Precast operation has started in January 1998 and the plant is currently situated at Ayala Greenfield Estate, Calamba Laguna.  For the last few years, the pre-cast plant has provided quality products to projects such as the MECO Manhole & Cover, Post Tension AASHTO Girder, Sidewalk, Curb and Gutter, Precast Fence, Flanks Slab, Precast Electrical Service and for other land development projects and bridge construction.

PROCUREMENT

Purchasing is one of MDC's support groups that provide quality materials, supplies, equipment and parts vital to construction. It seeks to provide the right material, at the right time and at the lowest cost.

Contract administration is a support group that acts as the secretariat for the bidding and negotiating committee of MDC that approves all service procurements.  The bidding and negotiating processes at MDC aim for quality services at competitive costs.  The Company’s procurement capabilities have been proven in the fast-track projects, including land development, industrial, government and building construction.

Since September 2001, MDC started e-procurement of materials and services and on-line purchases thru SAP, which promotes cost-efficiency and speed to market delivery.  It has strengthened its partnering with vendors from tendering stage up to construction stage.
